- Low cost airlines are the way forward
- need infrastructure
- Djibouti: 14.6$ billion investment in infrastructure, tax regime should be conducive for hotels, Djibouti port should be distributing to Africa, 2 new airports,
- In Djibouti the infrastructure is being put in place: now we need cooperation with the hotel industry.

Girma Wake
- Rwandair didn't have an airplane of its own, today 8 airplanes and 4 in order
- it operates to 18 destinations: 17 in Africa and a daily flight to Dubai
- Furthest to the west: Accra
- It's owned by the gov
- 500,000 passengers: not big
- African airlines need the support of gov.s.
- Liberalization has to be in a controlled manner
- Gulf carriers operate in Africa. 80% of traffic is by non-African carriers. When Emirates came into ET they brought new traffic. Emirates flies 4 times a day to Joburg and totally 7 times a day to South Africa.
- A country needs airlines partly to employ people, for tourism, tax
- Kenya Airways were soon very well but when others started operating KA started loosing. So liberalization has to be balanced.
- Rwandair: by 2017, when the new planes are delivered, it will serve to Europe. This will help for tourists. Possibly it will fly to China and India.
- the gov wants to build a sustainable airline
- Connectivity within Africa is poor. It's less connected than the 70s and 80s.

Isayas (EAL)
- EAL: since 1945
- Started with Cairo, Spain, Germany, France
- 52 destinations
- The only continent EAL is not flying is Australia, which is underway.
- Cargo:
- Africa transacts with each other only 10%
- good fleet, hr, infra...planning
- challenges: cost, aviation personnel,
- Success due to: investing and putting the right strategies
- Hotels are not enough in ET.
- Most hotels are booked
- 6.5mil passenger (70% is transit).
- EAL - 400 room nights every day.
- We're building a 500 room hotel.

- Comm banks sometimes work with DFIs
- Yes, lenders like to see operators
- a mixed use spreads the risk in some cases. The location matters.
- developers usually don't look at pricing, quantity surveys, equity levels, right brands...

Michael
- DFI: we cooperate with comm banks, close r/ship
- there is long term debt available
- we prefer to look at a hotel project rather than a revenue coming from a mixed use.
- dev.s should have equity and funds in place. A land is only as good as what it can generate, not its worth on paper.

Chris
- Most comm banks shy away from hotel projects
- DFIs create long term funding
- Comm banks can go for the construction risk; DFIs can come to the operational risk
- there is a diff between projections and the reality
