REQUEST FOR PROPOSAL

APMG (Addis Property Marketing Group Plc.) is seeking to contract for the creation of property  market analysis and property market forecasting that will help real estate developers have a meaningful sense of the commercial property market in Addis Ababa and key commercial  property issues. 

The study should provide a general measured assessment of the present unmet housing demand, focusing on deeper understanding of short-to-midterm housing demand (3 years, 5 years, 10 years and 15 years). 

The data collection should focus on the below areas in below specific areas

• Ayat   
• CMC and Summit
• 22 Mazzoria including Atlas and surrounding
• Bole and old Airport

Review should include historical figures of demand and supply, projection of upcoming demands, Upcoming projects and supplied units, types of the existing projects, full description of projects in the specified areas (Areas, selling prices, facilities, services, amenities, parking, finishing, number of floors ... etc.), performance of existing projects, unique selling propositions and benchmark. 

In addition, APMG is seeking a bankable business plan and feasibility study as per the standards and requirements of the Ethiopian Banks. 

The business plan should include but not limited to: -

• Critical Success factors-based on macro-economic analysis and real estate market study, identify success factors in real estate development projects
• Socio-economic analysis-Identifying direct and indirect socio-economic contribution of real estate projects during construction period and after it commences operations.
• Financial projections
• Investment appraisal
• Human resource (Management, shareholders and personnel)

Timeline

Publish RFP: August 18, 2018 

Proposals Due: August 28, 2018 at 5 pm. 

Select Consultant: August 31, 2018 

Initial Meeting with Stakeholder Committee: TBD 

Submit First Draft for Review: September 30, 2018 

Final Draft / All Work Products Due: October 31 st, 2018 

Final Presentation of Material before November 10, 2018

Work Product

final report should be delivered to APMG both as a PDF file and in hard copy (5 bound copies   of final report). If the consultant makes a final presentation to the stakeholder committee.    an electronic copy of that presentation should be provided as well.

5. Project Personnel Assignments and Qualifications
6. Ability to Respond in a Timely Manner A COMPLETE SUBMISSION WILL INCLUDE:

• Narrative response to RFP
• Proposed timeline for study process
• Brief statement of qualifications, including summary of key personnel who-would be assigned to the project
• List of references for similar projects
• Response to RFP limited to 20 pages
• Cost Proposal sealed in separate envelope and marked on the outside "Cost Proposal"
